What is the MLS?

The Multiple Listing Service is a database of properties for sale that is shared with local Realtors®. Each Realtor® pays membership dues to use this database to manage listings and to locate for their buyers properties for sale in their area. 
 
Some information of these listings are filtered to numerous Internet seach engines such as realtor.com, MSN.com, Yahoo.com, etc. Therefore, the Internet savvy buyer will also be able to find your property online. (Recent statistics show that close to 80% of home buyers surf the Internet to find their next home!)

Since the Seller most often pays both Seller and Buyer Agents, most home Buyers use a Realtor® to purchase their next home.

The MLS Service is one of the most powerful marketing tools to sell a property. Our company gives you the opportunity to take advantage of this tool at a minimal cost!


Would I be working with a real Realtor?

Ironically, many believe, just because we save you money, that we are not real Realtors®. We are all licensed real estate brokers in the state of Oregon.

In the state of Oregon (and any other state in the United States) anyone practicing real estate must obtain a real estate license. The licensing in Oregon requires a student to complete 150 hours of pre-licensing education. Once complete, the student must pass both the state and national tests. The broker must work under the supervision of a licensed principal broker. Most real estate agencies are members of Local, State, and National Associations of Realtors. Most brokers become members and pay member dues to their local Multiple Listing Service, MLS.

Traditional Realtors® insist they can sell a property faster. Is that true?

Statistics show that a small percentage of traditional listing agents sell their own listings. Most often other Realtors® locate the buyers. The listing agent often waits for other Realtors® to locate potential buyers, by placing the listing in the MLS. Of course, we don’t want to undermine the other marketing efforts the Realtors® provide, but the MLS is a very important tool.

What if I find a buyer on my own and need help with closing?

You have found a buyer on your own. Both you and the buyer do not have a Realtor®. You need help filling out the contract and disclosures & opening escrow. See more in our add-on service packages.

Do you have a guarantee?

Should the For Sale By Owner Set Price Listing Method, for any reason, prove unsuccessful to you, we are more than happy to list your property under our Exclusive Broker Listing Method. Outside our area, we will locate an affiliate Realtor® for you. You will be credited 100% the initial charges of the Set Price Listing Method upon closing of your property. Simply contact us and we will be glad to change the Method for you. Due to the low cost of our services, should you choose to terminate the contract prior to the expiration date, any unused portion is non-refundable. Thanks for understanding!
